Terms & Conditions

Please read these Terms and Conditions ("Terms") carefully before booking your stay at Avian Oasis Homestay ("us", "we", or "our"). By making a reservation, you signify your agreement to be bound by these Terms.

1. Booking & Payment

An advance payment, as specified at the time of reservation, is required to confirm your booking.
The remaining balance is due upon arrival, unless an alternative arrangement has been agreed upon in writing. Payments can be made via QR code at reception or in cash.
All charges for additional services (e.g., extra gas cylinder, food orders, optional kitchen cleaning services, extended stay beyond agreed free time) and any fines incurred for damages must be settled in full before departure.

2. Cancellation & Refund Policy

Cancellations informed at least three (3) days prior to the scheduled arrival date are eligible for a full refund of the advance payment.
For cancellations made less than three (3) days before arrival, the refund of the advance payment (partial or full) is contingent upon our ability to secure another booking for the same dates. If the dates remain unbooked, no refund will be provided. The decision of the management in such cases will be final.
No-shows (failure to arrive on the scheduled date without prior notification) will result in forfeiture of the entire advance payment.
Modifications to booking dates are subject to availability and may incur additional charges or be treated as a cancellation.

3. Check-in and Check-out

Standard Check-in time is 2:00 PM. Standard Check-out time is 11:00 AM.
Early check-in or late check-out requests are subject to availability and may incur additional charges. An allotted free extra time for check-out might be provided upon request and availability; stays beyond this will be charged.
Guests are required to present valid photo identification at the time of check-in.

4. Liability for Damages & Property Care

Guests are responsible for any damages caused to the homestay property, including but not limited to furnishings, appliances, linens, fixtures, and any part of the building structure, whether accidental or intentional, by themselves or any person in their party.
The cost of repair or replacement for any such damages or irremovable stains will be assessed by the management and charged to the guest. This must be settled before departure.
All appliances and furnishings are provided without damage; guests should report any pre-existing issues to the caretaker immediately upon check-in.

5. Guest Responsibility & Conduct

Guests must comply with all homestay rules and guidelines as provided.
The homestay is not responsible for the loss, theft, or damage of guests' personal belongings or valuables. Guests are advised to secure their valuables.
Children must be supervised by an adult at all times, especially near any swimming pool, kitchen, or in common areas.
Guests are expected to behave in a good manner on the property and towards the caretaker and other guests. Any misbehavior, harassment, or actions causing significant disturbance may result in immediate eviction from the property without any refund.

6. Right to Refuse Service

Management reserves the right to refuse accommodation or evict any guest or visitor who displays disruptive behavior, violates homestay rules, engages in illegal activities, or poses a threat to the safety or comfort of other guests or staff, without any refund.

7. Accuracy of Information

While we strive to ensure all information provided (on our website, brochures, or by staff) is accurate, we reserve the right to make changes or corrections without prior notice if errors or omissions are found.

8. Force Majeure

In the event of circumstances beyond our reasonable control, including but not limited to natural disasters (fire, flood, earthquake), government regulations or restrictions, civil disturbances, strikes, or interruptions to essential services (electricity, water), Avian Oasis Homestay shall not be held liable for any failure or delay in fulfilling its obligations. In such cases, we will make every reasonable effort to inform guests and minimize inconvenience, which may include offering alternative dates or a refund, at our discretion.

9. Governing Law

These terms and conditions are governed by and shall be construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms will be subject to the exclusive jurisdiction of the courts in Ernakulam District, Kerala.

10. Amendments

Avian Oasis Homestay reserves the right to amend these Terms and Conditions at any time without prior notice. The terms applicable to your booking are those in force on the date your booking was confirmed.

Booking a stay with us implies your full acceptance of these Terms and Conditions.
